NOTE: The LED wattages listed below are equivalent to HID lamps 3 to 4 times their number. Meaning: 100w LED is equivalent to 400w metal halide (HID). Equally important is that the LED lights will not need to be maintained for 10-15 years!
Huntsville City Schools - 4-Elementary School LED Retrofit: Martin Luter King, McDonnell, Chaffee, and Jones Valley
Huntsville, AL
Huntsville City Schools hired Engineering Design Technologies, Huntsville, AL to be the Architect of Record to bid and manage this energy project from the Huntsville City Schools award-winning Energy Master Plan. The project consist of the complete lighting retrofit of four elementary schools. Over 3,200 fixtures received US-made, 100,000-hour retrofit LED products for both the interior and the exterior. The project carries a 10-year labor and material warranty, unheard of in the institutional industry. This means that the HCS maintenance staff do not have to be burdens with a single service call due to lighting for the next 10 year at these schools! HCS utilized both an ADECA LGELP program and the TVA EnergyRight incentive project. This project alone will save HCS over $10,500 per month in electrical costs while bringing higher light levels to the classrooms, which studies have shown higher test scores being the result. The schools are estimated to achieve Return on Investment in just 2.3 years. Lime Green was the elected material supplier under Dunlap Contracting, Inc who managed and installed the project. HCS has continually marketed that the savings from the Energy Master Plan initiatives are being reinvested back into the classroom resources to improve the quality of education for our children. Lime Green worked with Gaddy Electric to design a layout that, in conjunction with retrofitting the existing light fixtures with US-made LED, the new poles could be combined into the project without dramatically increasing the initial investment. This project is a hit! The existing lights were improved, the LED light is immensely cleaner to see the vehicles, the light output is now increased, and the savings are almost $150 per month!

Before we started working with property managers, Crunkleton & Associates with executing an Energy Master Plan, the facility carried an EnergyStar score of 2 out of a possible score of 100. One of the lowest hanging fruits was to retrofit the common area lighting in the Atrium and the exterior lighting of the building and parking lot. Upon Lime Green winning the bid, over 200 fixtures were retrofit with US-made LED products carrying a 10-year labor and material warranty. This project is saving CCI over $2,400 per month in utility and maintenance costs. Between the TVA EnergyRight incentive and the operational tax savings, the Return on Investment will be less than 17 months! This project will save CCI over $334,000 in the next 15 years by changing these lights alone. CCI has now commenced with other initiatives in the Energy Master Plan with the help of our local Association of Energy Engineers and their HVAC service contractor.

Lime Green, in conjunction with HiLumz USA, is assisting with product development of this technology nationally. These LED lights replaced the dilapidated 150 watt High-pressure Sodium wallpacks that most storage facilities possess. The new AC-LED lights consume only 25 watts boasting an 87% reduction in energy. The lumen output more than doubled the light output making it safer for the facility and easier for the patrons to see. The AC LED's carry the same White Glove, 10-year warranty, as do our other projects eliminating the maintenance burden to Premier Management for 10 years! The 58 light fixtures save over 38,800 kWh per month for a projected monthly energy savings of $207! The Energy Analysis projects a 15-year Cost of Ownership savings including energy and maintenance of over $70,000! And even with the expense of new fixture housings, the Return on Investment is only 27 months!

Each of these lights save more than $11.50 each month and will exceed the projected 15-year savings of $2,115 each! The flood lights were 250 watt metal-halide and became a beautiful 75 watt LED with 7,000 lumens each. The light on the ground was increased by over 10 foot-candles!

These systems met NRTL standards and were TUV certified onsite per Northrup Grumman stringent corporate requirements, meaning they are 100% Made in the USA. The large sign is twin 100w LED floods, the middle sign is twin 75w LED's, and the smaller sign is twin 50w flood lights. The systems are constructed to meet Florida's hurricane standards for high-wind velocity. Lime Green appreciated the opportunity to design and build these systems under the scrutiny of this great company and their incredible engineers.

We started with testing of the street lights, post-top lamps, and the recessed fixtures in the tunnel. The maintenance costs and road closings for the Public Works Dept were a nightmare in the tunnel, so right now 45 Retrofit LED lamps of 100w are successfully representing our product offerings. What interested the USMA the most was the idea that this LED system could be used to retrofit their entire campus. Once we train their personnel how to retrofit, (in less than 10 minutes per fixture), they could keep units on the shelf waiting for the next existing campus light to fail. Another successful venture was the ability of Lime Green to match the heritage of historic gas lanterns with retrofit LED's while keeping the same gas flame light hue. We proved this onsite while being less than a third of the competition's costs to change the fixture to LED! We look forward to our next order of LED's so that we can serve those who are training to serve our Nation.

Lime Green was brought to this shirt-printing shop to overcome a serious issue as their existing low-bay lights were fading the shirts with UV light. Our 48w retrofit LED lights mounted in the acrylic fixture perfectly and brightened both the merchandise and the ceiling. This project was expedited in a two week period as this shop had to be prepared to print the 2012 BCS Championship shirts should BAMA beats LSU! Right after our win, the Owner texted me to thank us for the lights as "This years printing all night long was brighter on both the merchandise and the ceiling, making it an improved labor of love." Roll Tide!

To date, these garages have not been retrofitted. Our LED retrofit kits were the only US-made lights tested, were double the warranty period, and were less than 1/2 the cost of the competition. Lime Green Historic Property Assessment

Park Lane Condominium Historic Modernization, Jacksonville, FL. Built in 1926, the Park Lane is said to be Florida's 3rd Oldest high rise building. The Park Lane is a 16-story condominium with 33 Units was built after the Great Fire of 1901. As with some 20,000 other elevators in the State of Florida, the elevators of the Park Lane must be modernized to current Life Safety codes. Additionally, the exterior Fire Escape has lived past its designed life cycle. As a Pre-Construction Design-Build project for Lime Green and Architect, Mike Walburn Studios P.A., the Park Lane is a unique balance between utilizing the condominium association's budget to satisfy the life safety requirements and repairing the exterior envelope of the structure. Feasibility Studies, structural analysis, real-time conceptual pricing, historic materials research are all aspects of this interesting project.

Residential Master Bathroom Renovation, Jacksonville, FL. In order to provide the "Bathroom of Her Dreams", this homeowner contracted Lime Green, Inc. to program, design, permit, estimate, and construct this complete transformation of the Master Bathroom. With the installation of new finishes, this home also received an addition in the form of a new Walk-in Closet. Upon completion, this seamless renovation not only updated fixtures and finishes, but added area to the home where this family needed it most.

Hillside Park Speculative Office Building Shell Completion in Gainesville, FL. Initially hired as a Construction Management Consultant, the Owner needed assistance in completion of this 28,300 SF Shell office building. A Project Condition Analysis was required where analysis of change orders, subcontracts, field conditions from the previous general contractor was desired by the Owner to put this project back on track. Another aspect of this project was the analysis and viability of the project gaining LEED Certification. Designed and built with sustainable elements, this project continues to target green avenues for sustainability. Upon dismissal of the original contractor, Lime Green assisted with construction completion to gain Certificate of Completion. During the $45,000 contract of completion of the shell, many schemes were developed in a design-build format for possible tenant improvements that would achieve LEED Commercial Interior Certification.

Schedule duration was of extreme priority for this client where there was only a 21-day window to design, permit, and construct this 1,000 SF space. Originally built in 1972, one aspect of this $52,000 project was to bring the interior space up to current building code. Lime Green managed the entire project from conceptual estimating to completion within the tight schedule with minimal interruption to their fully operational business.

St. Augustine RV Garage in St. Augustine, FL. As an additional structure to a residential property, this 30’x50’ pre-engineered metal building produced Lime Green’s first project on its own. With a contract total of $70,000, Lime Green managed this design-build project from inception through completion. Project features automatic roll-up doors security lighting and ventilation.

Liberty Harbor Residential Development Preconstruction Services in Brunswick, GA. The project of over 200 acres, included 1,500 condominium units and 250 single-family homes, was projected to receive over $1 Billion in revenue over the 10-year build-out. Lime Green was hired as part of the development team to manage the complete construction of the project. Additional experiences included the development of foreign materials importing, design-build project delivery of 10 condominium towers and 1,100 slip marina, and amenity centers. Project was delayed indefinitely due to lack of financing.

Costa Verano in Jacksonville Beach, FL. Located oceanfront, Costa Verano is a 100-Unit luxury condominium community completed in 2006. The 2-year project, developed by WCI Communities, Inc., is comprised of a 16-story tower with 91 condominium Units and a Townhouse building with 9 condominium Units. The $100 Million development was designed by Robert M. Swedroe Architects of Miami, FL and constructed by the former Auchter Company. Andy Bernard held the position of Construction Manager for WCI Communities, Inc. managing aspects of design, construction, financial reporting, sales contract coordination, management of the $46 Million Auchter contract, homeowner upgrades, homeowner relations, and association turnover.

Pablo Creek Regional Library, Jacksonville, FL. A 38,400 SF Public Library funded by The Better Jacksonville Plan and built for the City of Jacksonville. Designed by VRL Architects and contracted to Dicky Smith & Co., the total project cost was $6 Million and was completed in 2004. Andy Bernard was Project Manager, responsible for estimating, bidding, contracting, design coordination, City relations, and City occupancy.

Bartram Springs Amenity Center, Jacksonville, FL. An amenity center for the Bartram Springs residential community was developed by SouthStar Development, conceptually designed by Rodriguez-Walling Associates of Miami, FL, then design finalized by Basham & Lucas Design Group. This $4 Million project was contracted to Dicky Smith & Co. and completed in 2003. The clubhouse of 8,500 SF is accompanied by pools, a water slide, and a 1-acre hardscape deck. The Bartram Springs Amenity Center received a 1st place award from the Jacksonville chapter of ABC in the Commercial Projects under $10 Million in 2004. Andy Bernard held the position of Project Manager and was responsible for all aspects of the project from estimating through completion.

Bartram Springs Entry Feature, Jacksonville, FL. The entry feature and bridge for the Bartram Springs residential community was developed by SouthStar Development, conceptually designed by Rodriguez-Walling Associates of Miami, FL, then design finalized by Basham & Lucas Design Group. University of Oklahoma Health Science Center Student Housing Facility, Oklahoma City, OK. An 11-building residential complex of 2-story townhomes, this 86,000 SF project was completed in 2002. Developed by the University of Oklahoma Health Science Center, designed by Loti, Krishan & Short Architects of Tulsa, OK, and contracted to Summit Contractors. The project cost was nearly $12 Million. Andy Bernard was Project Manager, responsible for contracting, design coordination, construction, and University relations.

FLETC Student Housing, Brunswick, GA. A hotel for Federal Law Enforcement Training Center students was over 200,000 SF and completed in 2001. Developed privately for the US government by Colliers Keenan of Atlanta, GA, designed by JHS Architects of Columbia, SC and then contracted to The Haskell Company, the dormitory was Phase II of a 3-building complex. The structure is a 5-story tilt-up concrete building and held 300 dormitory rooms and held a project cost of $11 Million.
